Two great Gig Harbor neighborhoods Posted by Matt Thomson

When I first started writing this blog, I was featuring different neighborhoods around Gig Harbor.  I’m not really sure why I went away from that.  In the past few weeks, I have sold two homes in adjacent neighborhoods to folks who found me via this blog.  That’s pretty exciting for me, for the new home owners, and for the sellers of those homes as well.  If you own a home in Gig Harbor and are thinking of selling, you may want to keep that in mind…this blog is a powerful marketing tool for Gig Harbor real estate.

About Our Focus, Training, Etc.

Hello you fully dressed bloggers.

Three smiles to you all.

1- A smile for another new blog to the Network: Teresa Barthol of Preview Properties is just getting her site up – Everett Undressed.

For those of you in the outer reaches Everett, Washington is an All-America City, is a rich landscape of choices. Small startups thinking big. Fortune 500 companies delivering larger-than-life innovations. Some of the best salmon and steelhead fishing in the world. Boasting the second-largest marina on the West Coast. Home of the Everett Silvertips ice hockey team, Everett Hawks football team and AquaSox minor league baseball team. Enjoying more than 1,600 acres of beautiful parks, trails and playgrounds and nearly 50 miles of freshwater and saltwater shorelines.

Teresa is another customer where we owe thanks to the ROCS Alliance.

Welcome Teresa, you have a growing network of agents that will contribute to your success.

2- A smile about training: The spectrum is wide on both the ease or difficulty which agents catch on to their new marketing tool. Robin Sherman in Pensacola has only needed me to fix a software glitch. There are others who are feeling they are entering a long dark tunnel with a computer geek degree at the end.

We welcome all.

I am not sure how many have taken the time to focus on the self help training. http://ciuntraining.neighborhoodsundressed.com/

We spent months building it and it does have videos and step by step helps. Let us know if it could be better on any particular topic. I really think it is easy and complete.

However, last Tuesday we had a one hour session with Jeff Turner of Real Estate Shows; It was awesome. At the end Lisa of Sumner Bonnie Lake Undressed encouraged us to do this more often in the blog training. What Lisa asks for - Lisa gets. We are going to offer Tuesday and Thursday training sessions at 1PM Pacific Time. In the many times I have offered classes in that format the attendance in the morning is poor to empty. The attendance in the afternoon is better to good.

We will anticipate what your needs are – but you can email me with topics you want us to cover. Two weeks ago I ran a session with only one that joined in at a time so I covered questions and answers. It was frankly , quite good.

Like tapping into Jeff Turners skills I will be looking for others with skills to offer. I might invite some of you super users to help. I hope you will.

Next Tuesday I will cover basic Flickr 101 type training. There are a many reasons for that, the most significant is that Jeff Turner has offered to run an advanced Flickr class. I am a slow learner, don’t be like me, learn fast that Flickr is one of the best tools you can tap into for getting business. Also of course, it is an integral component with your blog.

I don’t pretend to be at the skill level of our favorite Teresa Boardman or Jeff Turner but I can help you be grounded for the more advanced session coming up. I will send you the links and logins to the class on Monday. That is the Flickr 101 class.

N Next Thursday’s class is open for your suggestions. Perhaps we can persuade Matt Thomson to share some tips on getting business of your blog.

3- A smile for why we blog. Blogging is to obtain business. Of course it is fun and some get hooked on it, but in our focus it is to bring you business. You don’t need to wait for the magic phone call or email. However those events do happen. On the way home from Lynwood today I took a call from a man from New Jersey. He informed me he had been reading our Issaquah blog for months. He is moving to this area and wanted me to be his agent. He asked if I would meet him at our Kirkland office next Wednesday and then go look at homes in Issaquah. Of course I told him I had blocked out that time of day for blogging.

1- From Danita in Burien. For the past week or so, I’ve googled ‘Burien Realtor’ to see where the undressed blog rates.  Since my first post, it’s always been on page 8.  But now after only a week, it’s on page 2!

2- From Lar, I received an email yesterday where the buyer found me on an search for Issaquah. She will be moving here in May and needs help.

Training topics and Real Estate Shows Info

May 7th, 2008
Posted by Larry Cragun Click Here To Comment »

The topics I will be covering Friday are: 5 minutes on Real Estate Shows. I was introduced to the owner, Jeff Turner, and told to use Real Estate Shows by Teresa Boardman. I took a class on it yesterday and my opinion skyrocketed. Paula In Indy West Undressed was the one that finally pushed me into signing up….. I will spend 15 minutes on Flickr 101. That leaves 10 minutes for questions as we need to keep this at a half hours.

Next Tuesday you have a special opportunity: The Real Estate Shows Class will be presented by Jeff Turner and you can attend on line. Click here to register: https://www1.gotomeeting.com/register/378633430

I just made an arrangement for our company to get paid for selling real estate shows: The normal cost is $125.00 per year for unlimited number of shows. Your price with CiUn will be $120.00 if you buy it through us and we make a few bucks.

Again I encourage you to attend the class, you will see why 30,000 agents now use it.Lar

The Race To The Front Page In Google

May 7th, 2008

Sorry, I need to reschedule todays training until Friday at 1PM PDT. I hope that works ok…. Plus for a little fun the race is on. Danita Jolly, Burien Undressed, posted her first article a few days ago and is up to 3 articles posted. If you do a Google search for Burien Real Estate you will find out of 548,000 times Google has indexed (copied) that phrase Danita is in position 52. Looks like a winner to me. It took us over a year to get In the top 10 (Page 1) for “Issaquah real estate”. Go Danita Go, we are betting on you. How about you, what’s your bet today – on you?. Lar PS: Don’t wait for Google, go write an article on a local merchant. Make them your friend in the computer.

This Is An Example Of Several Things

Hi,

Well I have to say I’m having so much fun with this.  Me and my project manager from Startpoint, Susan Moore, just posted an article. And now if you google “burien investments”  The Burien blog was on page one.  Isn’t that amazing.

This is an example of:

1- How we give each other ideas and  feedback in our undressed network.

2- The Long Tail, what you write about will find traffic, sometimes it isn’t the short tail or most sought after words or phrases.

3- Our technology and network. We are very Google friendly.

4-  How fun this can be.

5-  The purposes of this blog.

The Big Gamble vs. Bootstrapping

May 6th, 2008
Posted by Larry Cragun Click Here To Comment »

All t0o many big and little businesses play the big gamble. I know, it’s the American way. It’s also a way to crash and burn. Zillow is playing it, Redfin is playing it, and some agents are playing it. Even some households do the big gamble.

What is the big gamble? Bet on the future by negative cash flow or raise millions in venture capital. It works sometimes. It crashes and burns more often.

We at CiUn signed on to the bootstrapping option. Keep the other income coming in, go bare bones, prove your idea, then ramp it up. It seems to have worked. Our idea is working for our customers. We are living what we sell and it is working. Our little company is now in positive cash flow.

Watch us grow, help us grow, and best of all be a part of us.
